Large double fronted terraced house, internally split into four flats, two on ground floor, one on first and one on second. A small cellar with poor head height existed below front section of our client’s flat.

We had to perform a complete basement construction, excavating under the main body of the ground floor toward the rear of the flat and reduce the floor down, underpinning the entire structure to give a full head height of 2.7m.

Water and electrical supplies for all four flats ran through our client’s cellar; we split these up and upgraded the individual supplies to each property; moving the electricity supply to a distribution enclosure within our client’s light well.

The clients moved out for the duration of the build and we were latterly instructed to refurbish the entire property with bi-fold doors leading to their garden, wood floors, a ground floor shower room and extra bedroom/study. We also created a raised dining room area which is now used every day and creates a stunning focal point with exposed brickwork and floor-to-ceiling glass divider.

The ground to basement and flat above to ground floor was insulated and isolated to help reduce the passage of noise from communal living.

The basement conversion was quite challenging work structurally, with a large flow of water into the structure every day, which was continuously pumped out. The underpinning was over 3.5 meters to the rear dugout sections with smaller foundation work towards the front. The ground floor had bowed over the years and dipped in the middle, so this was straightened out over a period of weeks, then reinforced with two long steel beams to give it more strength to take the glass divider and beautiful level wood flooring above.

The front door was moved to accommodate the shower room and all the doors were replaced with new solid oak ones.

The basement conversion required a sophisticated waterproofing system to the highest standard, with advanced control panels and battery powered inverter based backup system. A second sump was commissioned, as a luxury bathroom, with separate shower, sink and toilet, were included in the basement construction. A high-power macerator-type pump with alarm was required. The waste water is easily handled by the large pump which discharges safely to the sewer system and is completely separate from the waterproofing system.

The large light well to the front of the property drains directly into the waterproofing system, where the water is sent to the storm water drainage connection. SCS BEL wired every room in the apartment with data, telephone and AV cables; this was to network the house for a multiple point AV system. Each room had multiple points and all plug sockets, switches, dimmers, isolators, phone points, data points etc, were changed and the flat completely rewired, to smart look satin steel faces.

The main AV centre comprised the very best plasma monitor from Panasonic full 3D with Monitor audio speakers and running gear conveniently housed away. The screen was recessed into the chimney breast along with the centre channel speaker which is very common in our installations.
The property is beautiful and is well equipped to deal with our modern lifestyles.

We think the pictures speak for themselves and the basement construction plays host to a spacious, well lit, master bedroom with en suite and a clever storage cupboard.  It is warm and tranquil; in fact our clients have turned all the radiators right down, as the property is so well insulated; it stays warm and cosy all the winter long, whilst being typically cool in the summer months.

Used every day by a very busy professional couple, they enjoy relaxing in their happy home sanctuary.
